**TwelveO4 Media — Terms & Conditions**
By placing an order with TwelveO4 Media, you agree to the following terms:
**Property Readiness** The property must be photo-ready at the scheduled appointment time. This includes cleaning, staging, working lights, secured pets, and unobstructed access. If the property is not ready, TwelveO4 Media may photograph as-is or reschedule with an additional fee.
**Cancellations & Rescheduling** Cancellations or rescheduling requests must be made at least **24 hours prior** to the appointment. Late cancellations, no-shows, or denied access may result in a cancellation fee or full service charge.
**Weather Policy** Drone and twilight services are weather dependent. TwelveO4 Media reserves the right to reschedule due to weather, safety concerns, or airspace restrictions.
**Turnaround Time** Standard turnaround time is **within 24 hours** after the shoot is completed. Larger projects, add-ons, or revision requests may extend delivery time.
**Payment** Payment is **due prior to delivery**. Final media will not be released until the invoice has been paid in full.
**Travel Fees** Travel within TwelveO4 Media’s standard service area is included. Properties located outside the standard service area may incur a travel fee based on distance. Travel fees, when applicable, will be disclosed prior to confirmation of the appointment.
**Square Footage Pricing** Pricing is based on the approximate square footage provided at the time of booking. If the property size differs from the selected pricing tier, TwelveO4 Media reserves the right to adjust pricing to the appropriate tier. Finished basements, detached structures, and additional buildings may be included in total square footage.
**Revisions & Editing** Basic editing is included with all services. Additional editing requests beyond standard processing may incur additional charges. Revision requests must be submitted within 3 days of delivery.
**AI Sky Replacement & Item Removal** TwelveO4 Media may use AI-assisted editing tools including sky replacement, lawn enhancement, TV screen replacement, fire-in-fireplace, and minor item removal. These edits are intended for marketing enhancement only.
Extensive item removal including:
* Large furniture removal * Vehicle removal * Heavy clutter removal * Landscaping reconstruction * Structural modifications
may incur additional fees or may not be possible. TwelveO4 Media reserves the right to determine what qualifies as standard vs. advanced editing.
**Drone Services** Drone flights are conducted in accordance with FAA regulations and may be canceled due to restricted airspace, weather, or safety concerns. If drone services cannot be completed, the drone portion may be removed or refunded.
**Twilight Photography** Twilight sessions require strict timing. The property must be fully prepared before arrival. If the property is not ready, TwelveO4 Media may photograph as-is or reschedule with an additional fee.
**Virtual Staging** Virtual staging is for marketing purposes only. Furniture and decor are digitally added and may not reflect actual property conditions. Clients are responsible for complying with MLS disclosure requirements.
**Copyright & Usage** TwelveO4 Media retains copyright ownership of all media. Upon payment, clients receive a limited license to use media for marketing the specific property and agent self-promotion. Media may not be transferred, sold, or reused without written permission.
**Limitation of Liability** Liability for any error, failure, or unforeseen issue is limited to a reshoot or refund of the affected service.
